The Cozumel Real Estate industry has largely stemmed from the interest which Americans, Canadians and Europeans arriving on one of the many cruise ships that arrive on this beautiful Caribbean island, and cruise visitors continue to drive a significant part of the economy and investment in tourism infrastructure as well as urban image which make living in Cozumel pleasant and convenient.

This central role of cruises in Cozumel's real estate market, as well as the central role which Cozumel holds as one of the key Caribbean cruise destinations, was recently strengthened with the official beginning of the island's role as the base port for the Pullmantur cruise company in the area. The move will also benefit other nearby cruise destinations in the Mexican state of Quintana Roo (which includes Cancun, Playa del Carmen and Tulum,) especially the area of Mahahual in the Costa Maya area; in this area in addition to an increase of cruises, the currently growing success of the Tulum area, along with the construction of the new international airport in Tulum, are expected to open up new tourism and real estate opportunities in the Costa Maya area.

In a speech from the governor of the state of Quintana Roo, the beginning of Cozumel's function as "home port" for Pullmantur was called a "historic event" not only for Cozumel, but for the entire state and even all of Mexico. In late March, a special ceremony was held including the governor, the mayor of Cozumel and executives from Pullmantur to officially send off the cruise ship "Pacific Dream," as the company's first cruise from Cozumel as its home port. The cruise hosted 1,200 passengers. For the next three months (April, May, June) the "Pacific Dream" is scheduled to leave Cozumel every Saturday night.

The new function will open up many opportunities for Cozumel Real Estate buyers; as a home port, Cozumel will host passengers who arrive early, or decide to extend their vacations after the cruise. 500 of the 1,200 passengers on Pacific Dream's first cruise on March 20 had made reservations to stay on Cozumel for a week after their cruise.

Directly, this will provide opportunities for investors considering real estate for rental income to these visitors. In a less direct sense, this new role for Cozumel will provide further growth in the tourism industry, providing further activities, restaurants and services to be enjoyed by property owners. The growth in the economy will also bring new real estate opportunities for a variety of purposes.

This project from Pullmantur is a part of the results obtained during the International Tourism Fair (FITUR), held last January in Madrid, Spain, which brought considerable attention to Quintana Roo's tourist areas, with direct and indirect benefits for the real estate markets which are thriving in the same areas.

In addition to the attention brought to Cozumel and the rest of Quintana Roo at the Tourism Fair, large amounts of investment have been focused on this state recently. The new international airport in Tulum promises to provide increasing real estate opportunities and growth in that area, in addition to opening up the south of the state for tourism and the international real estate market. One area expected to receive a growing amount of attention and investment is the Costa Maya, around Mahahual; this community is also a growing cruise ship destination.

What should we know for our first cruise?

I am 18, and my best friend is 21, and we have planned our first cruise from March 3rd to the 8th out of Port Canaveral, Florida on Royal Caribbean's Soveirgn of the Seas. We will be in Nassau for two days and will be on RC's pricate island CocoKey for one day. Has anyone been on this cruise or to these ports? Anything we absolutely MUST do? Also, are they very strict in enforcing the drinking age? I was under the impression that on the ship the drinking age was 18, but I just called and found out that it is definitely 21, unless traveling to Europe...which we obviously are not. Will I be able to drink in Nassau or Cocokey?

Drinking age onboard is now 21. (On RCI it was 18 from 2001 until 2006 -- sorry!). And your onboard charge card is also your ID card, so they will ALWAYS know how old your are. (You can't pay cash at the bar.) Same applies on Coco Cay.

That said, if the 21 year old goes and buys a round of drinks and you're discrete about it ... I'm not sure anyone will care too much.

Drinking age in the Bahamas is 18, so you can drink in Nassau.

Bonaire is a great place to go scuba diving, being one of the top-rated locations for the sport. The island is surrounded by well-preserved coral reefs, and in fact the entire coastline has been designated a marine sanctuary, so that the ocean life remains very rich and diverse. Another popular tourist activity on Bonaire is flamingo watching.

The independent island nation of Barbados boasts one of the highest standards of living in the developing world. It is a place with many great resorts and tourist attractions, such as the unique Atlantis Submarine diving trip. There are also snorkeling expeditions that feature visits to shipwrecks and swimming with turtles. If you really love turtles, you can see more at the Barbados Wildlife Reserve, where you will see many large specimens, as well as many other types of animal and plant life.

There are a lot more great destinations to explore in the Caribbean. We have not even considered Bermuda, Cuba, or the Virgin Islands, among many, many others.

All-inclusive vacation in Caribbean???

I have been to Breezes Bahamas (amazing!) and would like to try a differnt island. We (3 F's 26/27/33) want to go for about 5+ nights, no children under 16, all-inclusive (air/hotel/drinks/food), dates open (would like March or April) for under $1,200 per person.

Aruba is great. We did not do the all-inclusive, but it is offered.
Aruba is a small island, but the hotels are big. And more than 3 have all-inclusive, including time shares, and it ranges from flea-bag hotels to the really nice ones.
I had a friend to go the Dominican Republic. He really liked it, but said he could not leave the resort, it was like a 3rd world country.

Cancun is fine if you like a college atmosphere. There are people on the street constantly harrassing you to buy time shares and trips. And there are a million volkeswagons going up and down the strip at 90mph trying to run you over.

Although overlooked, cruises can be a nice alternative to the traditional tour packages. Boarding a plane is far from having the glamour it once had, due to increasingly strict security rules. On the other hand, the entire cruising journey is a nice experience, not to mention all the ports along the way.

The main reason people assume cruises are not an option for them is the price. You can certainly find very expensive cruising options out there, just like you can choose between buying a BMW or a Ford. You don't have to search a lot in order to find an affordable option for you, especially when you consider the cost of hotels. All-inclusive cruises can be a good bargain, considering your overall experience onboard.

Should you choose to book one of these cruises, you have to make sure on what is included and what brings extra charges for you. This varies among tour operators, just like phone companies, so on one side it can be hard to compare among packages but on the other, you might be able to find just what you need. Most cruise lines include basic amenities in the package price. The best place to find the accurate list of the things your money will buy is on the cruise line's website or through a travel agent.

Usually you can expect to find meals, snacks, some soft drinks during meals, entertainment onboard, a few activities, the facilities on the ship, and port-of-call transportation are included. On the other hand, some cruise lines may advertise a given cruise as an all including, but in the end you have to pay for things such as snacks, alcoholic drinks, and shore excursions. Watch out for the contract before signing it.

Your destination also plays a role on how much you end up spending. For example, a Caribbean cruise has less expensive shore excursions than a Mediterranean cruise. On the other hand, this is a choice between natural scenery versus cultural and historical attractions on land. So, while choosing a destination does involve costs, it is also about your personal travel tastes and what sorts of experiences you would like to extract from it. In case you prefer to visit Europe over Central America, one way you can save some money is by choosing a cruise that already includes some of the land excursions on the packages, so you save some money you would be spending in hotels otherwise.

Beautiful but wet -- very wet. That's Martinique weather in brief.

The heavy year-round rainfall makes the island as lush and tropical as any in the Caribbean. It doesn't stop vacationers from coming for long-term stays. Eighty four percent of the island's visitors are stopover vacationers versus 16 percent via cruise.

The island has an average high monthly temperature of 85 degrees Fahrenheit and an average low of 73 degrees, according to the World Meteorological Organization.

It rains 76 inches during the year -- about five times higher than Aruba -- with an average of 6.7 inches a month. It rains on average 17 days a month, one of the highest in the Caribbean.

Martinique doesn't have any months when the average high temperatures exceeds 90 degrees, unlike many other Caribbean destinations. The hottest month is September, when the average high inches above 87 degrees. The coolest months are January through February, when the high temperature averages about 83 degrees.

Rainfall reaches a low point of 3.6 inches a month in February through April, when it rains about 14 days a month. It exceeds eight inches by July and continues climbing each month until it reaches a high point of 10.6 inches in October during the most active time of the Caribbean's hurricane season. It drops off only slightly in November and drops off more in December.

March is the most popular month to visit Martinique followed by January, February, April, July and December, all of which have similar numbers of visitors.

However, anyone planning to visit this tropical paradise would be wise to avoid July through November because of the potential for extreme rainfall and focus on February through June as the better times to go.

I have discovered an unexpected benefit in cruising. I am able to sleep better and wake up more refreshed even after making merry the night before.

One of the disadvantages of growing older is that beds become less comfortable. This fact was brought home to me recently when we stayed at a hotel in La Palma. The mattress was so hard that I found it difficult to get to sleep. In fact I was so sleepy during the day that I yawned too widely and dislocated my jaw (temporarily).

The benefit I get from cruising also happened on the trans-Canada train journey. It is, I think, because the movement causes you to change position sufficiently to move the pressure points to a different part of the body before they become uncomfortable. The harder the mattress the more important it is, particularly so for people who are, for example, developing arthritis.

This argument applies to ships only as long as the ship is rolling sufficiently to change the pressure. So does a cruise on a ship with stabilisers give you as good a night's sleep as one rolling on the ocean waves? Presumably not but then perhaps complete stabilisation is not achieved. Not only do stabilisers increase the fuel consumption but they also reduce the speed the vessel is capable of. So maybe the captain reduces their effect at night time.

A cruise on a river, for the reasons mentioned above, may be much less comfortable at night. The worst in my experience occurred on the Yangtse river. The Chinese vessel was navigating the Three Gorges. The bunks were a hair mattress on a board. They were not merely uncomfortable, they were painful, but fortunately we were able to supplement the mattress with additional pillows to soften the bed under our hips and shoulders.

The question that arises is how much do hoteliers consider the comfort of their clients? We have guides to restaurants and star ratings for hotels but is it not time to give a star rating for the bedding. I am told that water beds are the most comfortable. Presumably this is because the pressure is distributed evenly over the whole body. On the downside it is reported that if you get used to a water bed then other beds are so comparatively uncomfortable that you can't sleep on anything else. It seems difficult to win.

So can we do anything about it, like setting up a list of accommodations with adequate comfort for sleeping. Suggestions welcomed.

The archipelago landforms that you have heard of are usually tectonically made in groups or clusters that are in the patterns of islands. Many of them are volcanic and some others are formed along ocean ridges. The group of islands can be volatile in nature or they can be seen on the ridges of land where it connects to the sea. Many of the Archipelagos are made through volcanic activity and others are forged along major land masses. Sometimes erosion and deposition can be the reason of archipelago landforms. Deposition and erosion can also cause the organization of these landforms. Erosion and tectonic plates shifting sometimes lead to archipelago landforms as some parts of the lands trend away. The movement of tectonic plates and changing of plates can cause archipelago landforms as the land just travels away from a body of land. When some archipelago landforms are made they can cast away from the physical structure of land through erosion or earth quakes. This action is a very slow action. This can take thousands of years.

The fastest archipelagos are made are through volcanic action. A famous archipelago is the Hawaiian Islands, which was created in less than ten thousand years as the plate movement was quick. Volcanic archipelagoes landforms are shaped by underwater volcanoes when they burst under the sea and build a bundle of islands. Galapagos Islands are another best-known volcanic archipelago. For the volcanic activity the archipelago landforms can be concentrated or multiplied in size. Sustained volcanic action can deposit the volcanic matters which can elaborate the island. When water continues hitting the islands, erosion can take place. A larger than average eruption can also wipe out an archipelago, even making it seem it was never there in the first place. Weather can also have a great shock on archipelago landforms, when they are in the tropical areas that can be reached by hurricanes.

Archipelagos are all over the world. The meaning of an archipelago is a grouping of many islands that are in the sea or it can also mean a sea with a grouping of islands. One good example of an ocean archipelago is the Aegean Sea. The Aegean Sea has a lot of small islands. The British Isles is a great example of an archipelago that is great and not miniscule that most people remember they are.

The world of archipelago landforms is mostly volatile but some great and stable archipelago can be seen around the world. The Florida Keys is another example of great and healthy archipelago which is a group of about seventeen hundred miniature islands. The Keys protract from the southern point of Florida. Some countries are also archipelago land masses like New Zealand and New Guinea.

Archipelago islands can be little, but there are some tremendous archipelago landforms like Japan, the Philippines, New Zealand, UK and Indonesia. The Earth's largest archipelago is Indonesia. Archipelago Sea in Finland Islands is another good example of archipelago landforms but the islands are small.

It sounds more like a fighter plane than a cruise ship, but Norwegian Cruise Line's in-the-works F3 is slated to take the cruise industry by storm. In a radical move, Norwegian Cruise Line (NCL) CEO Colin Veitch told Travel Trade magazine, "We have thrown away the rule book of ship design and started with staterooms."

While most of the design elements are still tightly under wraps, industry buzz is centered on the shape of the entry-level staterooms. In addition, talk focuses on what's missing in the F3 as much as what has changed.

The Bathroom

Anyone who's ever sailed on a cruise ship knows to expect a large box as you walk through the door. This obstruction houses your cabin's bathroom and, while certainly necessary, it protrudes into the living area taking up a lot of floor space.

In a new cabin design called the "Wave," NCL has split the bathroom. Wave cabins will have a shower cubicle on one side and a toilet cubicle on the other. An open vanity with sink and wash area have been repositioned in the living space. The result of this one simple change is a stateroom that feels more open and roomy.

"Feels" is the operative word.

Stateroom Designs

The most noticeable design upgrade in the staterooms is the curved walls. Again, while not actually gaining very much actual square footage, the illusion is that you have a more spacious living area. This new, modern décor is more sophisticated moving away from the vibrant, sometimes outlandish designs of earlier ships in the NCL fleet.

An earth-tone palette offset with deep shades of blues, reds and oranges lends a more elegant flair to even the most basic of cabins.

What about popular accommodations such as the Garden Villas and Courtyard Villas? Company executives assure guests they won't be disappointed at the makeover that's been planned for these cabins.

Exceptional Nightclubs

In the spirit of an entire makeover of the cruise experience, Norwegian's F3 ships will offer some exclusive and highly untraditional nightlife options for guests starting with a "nightclub" that isn't just for nights.

POSH Beach Club aims to start your day with morning cocktails, yoga classes and wake-up music that sets the mood. Afternoons will unveil private cabanas, exhilarating music, spiked snow cones and plenty of time for sunning. As night falls, POSH will transform into an exclusive nightclub with dancing and bottle service. In addition, Halo, an indoor version of the POSH Beach Club, will serve as the private nightclub for those booking the Garden and Courtyard Villas.

Bringing an innovation from Scandinavia, each F3 ship will have its own "ice bar." Complete with fur coats and mittens for passengers and plenty of vodka, NCLs ice bar will - like others around the world - be totally frozen. With a temperature of 17 degrees Fahrenheit, turnover will be high. Most guests will come for a drink or two then move on to other party venues aboard ship.

For those looking for a middle ground between uber-exclusive and frozen solid, there's Spice H20. Another "transforming" environment, Spice will revolve through three phases each day: Sunny Spice, Aqua Spice and All Spice. Guests will enjoy a range of music, activity and food choices throughout the day and night.

Ship Specifics

Two F3 ships are underway, but they won't see the open ocean until 2010. At 150,000 tons, each ship will hold 4,200 passengers. Eighty percent of staterooms will follow the new Wave design and 100% of all outside cabins will offer balconies.

Are cruises fun? We're thinking about going on the 5 day Western Caribbean Norwegian Pearl Cruise?

Has anyone ever been on this cruise? How does it compare to other cruise lines like Royal Caribbean? I guess it appealed to us because it's "freestyle" which means we won't need to dress up for dinner and we can eat whenever we want. Also the NCL Pearl is new, built in 2007 which should be good. The port stops are Cozumel and Belize City. This will be my first cruise so any opinions would be greatly appreciated :)

Freestyle has become so much more popular then what many cruises offer, you will find not such a RUSH feeling and more time to enjoy...........

Christmas in the Carribean: To book last minute or ahead of time?

My fiance and I will be married in October but only have time for a budget honeymoon in December after classes are over. We are considering booking a cruise or Caribbean vacation packages last minute in order to get a better deal. Would it be a mistake to try getting a last minute deal a few weeks before Christmas? Surely not everywhere is going to be full even at that time. Thank you in advance!

Christmas Cruises book up very quickly. In June 2005, we book a cruise for Christmas 2006. My relatives are going are a Panama Canal and Caribbean Cruise this Christmas and they had to book the middle of last year too. We have been looking for Christmas cruises this year and a lot of them are booked up. The only free places are for balcony's and suites with can be over £3,000 per person. I would advice you to book now for 2011. Caribbean Cruises at Christmas are fabulous we have been on three (two P and O, one Fred Olsen). Depending on which cruise line you choose, they can be very expensive and it may be difficult if you are on a budget, however, all your food and entertainment is included so you only have to worry about spending money at ports and drinks. I would advise you to choose a large cruise ship, even if you are new to cruising. Going on a Fred Cruise was a big mistake because even though the ports were fantastic, it was such a small ship (less than a thousand passengers) so when the sea was rough, you really felt it. When we went in 2004, it was the time of the Tsunami which effected all the oceans and was the first time I actually got sea sick. New Year's eve is amazing. Words cannot describe how fabulous celebrating new year while at sea. The party on deck is magnificent and it lasts for much of the night. It is fabulous dancing with the sea as your background.
Cruises are a brilliant experience, but be warned, once you have been on one cruise, no other holiday will be good enough.
I would advise you go for Christmas and New Year as the experience at new year shouldn't be missed.
